Methodology

How this portal works

What we rely on, what we leave out, and how to correct us.

Source methodology

  • Governing documents are summarized from the recorded CC&Rs, the amendment and the bylaws. Text is OCR-extracted; exact quotes must be checked against the scanned originals.
  • Financial figures come from the September 2026 financial statement and from figures the HOA itself provided. Budget projections and year-to-date actuals are labelled separately.
  • The Association’s discovery responses, including counsel’s excerpt reporting three annual meetings without quorum, no elections and no ballots or member-meeting minutes, are cited selectively and neutrally as Association statements on community-wide matters. Underlying litigation records, individual case details and personal information are not published or linked.
  • Homeowner-reported concerns are anonymized and marked as verification pending.
  • Draft motions are revised v3 proposals based on the original v2 packet, pending member and counsel review. They are not official and not adopted.
  • Legal context uses applicable Georgia statutes and Falcon Creek governing documents, with qualified explanations.

Governance evidence labels

Verified notice
Describes the supplied notice text, not proof of service, attendance, quorum or an election result.
HOA disclosed
An Association statement from its October 20, 2026 discovery response, cited selectively; not independently confirmed, and the underlying record is not published.
Homeowner concern
An attributed resident account, not an adjudicated finding.
Verified HOA disclosure
The Association’s express account in counsel’s exact excerpt supplied by a homeowner. This verifies what the supplied statement says, not an independent reconstruction of attendance. The full correspondence is private and may clarify or correct its scope.
Documented by written discovery
A statement in the separate October 20 written response, including no located Board minutes since January 2023. It is distinct from counsel’s explanation for absent AGM records.
Unknown / not produced
Supporting records, such as election dates or filed consents, are not established by the available material.
Inference / analysis
This initiative’s assessment of the available records—not a finding that every director lacks legal authority. The Board has a right of reply.
Unverified / awaiting tally
Requires records such as sign-ins, certified proxy counts or election tallies.
Bylaws summary / Legal context
OCR-based document summaries and qualified legal analysis. Verify the scan, applicable code edition and amendments before formal use.

Law, documents, testimony and opinion

Law
Statutes and regulations set legal requirements. Governance includes carefully qualified statutory analysis, not legal advice or a determination of anyone’s liability.
Governing documents
The recorded CC&Rs, amendment and bylaws. They bind owners and the HOA.
Testimony and representations
What the HOA or homeowners say. Useful, but it must be checked against records.
Opinion
Interpretation or judgement. Labelled as such and never presented as fact.

Confidence labels

  • Documented: shown in a linked governing or financial document.
  • HOA representation: stated by the HOA, not independently checked.
  • Homeowner allegation: reported by homeowners, unverified.
  • Requires verification: not yet confirmed by any source.

Right of reply and corrections

Homeowners and Board representatives can email falconcreekcom@gmail.com to submit factual corrections, supporting documents or a Board response. This site does not send email or offer a web submission form; please write from your own email program.

  • Every correction is reviewed against the supporting documents before anything is published.
  • Substantive changes are dated rather than silently edited.
  • Verified corrections are marked as corrections; positions that remain disputed are shown as the responder’s position, not as settled fact.
  • Please do not include sensitive homeowner details (account balances, lot numbers, contact details, personal disputes) in any reply intended for publication.

The Association disputes homeowners' legal interpretation of the governing documents. Where it provides its position in writing, that position will be summarized fairly.

Signed-in account holders can also submit a private account correction or deletion request for administrator review.
